Why this site exists
Hill Country Barndo Guide started the way most useful sites do: with a frustrating search. Researching barndominium builds in the Texas Hill Country meant wading through national cost guides that ignored our rock, our septic rules, and our county quirks — and builder marketing that all sounded identical. Nobody had written down what actually changes between Kendall and Kerr County, or what an aerobic septic system really costs, or which questions separate a great Hill Country builder from an expensive lesson.
So we did.
Who’s behind it
I’m Mike Adams — a Texas-based analyst by profession and a research obsessive by nature. My day job is in financial compliance, which means I spend my working life verifying claims, reading fine print, and separating documented fact from sales copy. This site applies the same discipline to barndominiums: every county guide is built from county sources, every cost figure is dated, and when something varies by parcel, we say “verify” instead of pretending certainty. I live in Central Texas with my wife and two boys.
Evaluating builders
Our directory is a starting point for your own research. Listings are not endorsements or evidence of a verified referral partnership. We have not completed independent checks of every listed builder.
- Completed projects — ask for recent Hill Country work and speak with references.
- Local experience — ask about site conditions, county requirements, septic work and deed restrictions.
- Insurance and applicable credentials — request current documentation and verify it independently.
- Written scope and pricing — compare inclusions, exclusions, allowances and change-order terms.
