Most Hill Country owner-builders start from a stock plan and pay a local engineer to adapt the foundation for rock and expansive soil — the cheapest path to a permit-ready set.

Using the $120–$180 per square foot range we see across the Hill Country:
Under 1,500 sq ft — weekend places and STR cabins
Build cost roughly $180,000–$270,000. One big open living space, one or two bedrooms, and a deep porch. This size dominates around Canyon Lake and Wimberley, where short-term-rental cabins pencil out well.
1,500–2,500 sq ft — the full-time family sweet spot
Build cost roughly $225,000–$450,000. Three bedrooms, two baths, open kitchen-living under a clear-span, and a flex room. The most common size we see quoted in Comal and Kendall County.
2,500+ sq ft — forever homes and shop combos
Build cost $375,000 and up. Split-bedroom layouts, oversized kitchens, and attached shop or RV bays. On acreage around Fredericksburg and Boerne, the attached-shop version is the default.

Yes — in most unincorporated Hill Country areas there is no county-level design approval, but your lender, insurer, and any city ETJ will want engineered, stamped drawings. Budget $500–$1,500 for a Texas engineer to adapt a stock foundation plan to local soil.
Do plans include the steel building itself?
No. A plan set is the design; the steel kit or red-iron package is priced separately by the manufacturer or builder. Many builders will quote a package price from your plan set.
